Do I automatically get 9,000 pounds if I am off the gas grid?

No. Ofgem's property owner guidance at paragraph 4.27 sets two conditions, not one. The property must be off the gas grid AND be replacing a heating system fuelled by oil or liquefied petroleum gas. An off-grid home replacing electric storage heaters gets the standard 7,500 pounds, not the uplift.

Does a capped gas meter count as being off the gas grid?

No. Paragraph 4.28 states that capped or clamped supply meter points are still considered as fuelled by mains gas. A property also cannot have any record of an existing gas meter point, cannot be attached to a heat network, and cannot be a new build.

Does the Boiler Upgrade Scheme cover Scotland or Northern Ireland?

No. Ofgem states the scheme is open in England and Wales. Scotland and Northern Ireland run separate schemes which this calculator does not cover, because we have not verified their figures against a primary source.

Grant value

This tells you which published figure applies to the property you describe. It is not a decision. Your MCS certified installer makes the application and Ofgem decides eligibility, including checks this page cannot make. Where Ofgem’s own wording is unsettled we say so rather than guess.

Where each answer comes from

The four grant values. Ofgem publishes £7,500 for an air-to-water, ground source or water source heat pump, £2,500 for an air-to-air heat pump in a residential property, £5,000 for a biomass boiler, and £9,000 for an air-to-water or ground source heat pump in an eligible off-gas-grid property between 21 July 2026 and 31 March 2027.

🔴 The £9,000 has two conditions, not one. This is the part most pages get wrong. Paragraph 4.27 says the property must be “off the gas grid; and, replacing a heating system that is fuelled by oil or liquefied petroleum gas (LPG)”. Being off the grid is not enough on its own. A rural home on electric storage heaters is off the gas grid and still gets the standard £7,500.

🔴 A capped gas meter still counts as gas. Paragraph 4.28 defines off-gas-grid narrowly: not fuelled by mains gas, with “capped or clamped supply meter points… still considered as fuelled by mains gas”; no record of an existing gas meter point at the property; not attached to a heat network; and not a new build. People who had their gas capped years ago often assume they qualify.

Water source counts as ground source. The scheme overview lists them separately, which reads as though a water source heat pump might be excluded from the uplift. The product eligibility section settles it: ground source heat pumps “including water source heat pumps and those on shared ground loops”.

Electric heating qualifies for the standard grant. Paragraph 3.37 of the installer guidance allows replacing “an electric heating system that does not include a heat pump”, naming storage heaters, electric panel radiators and electric boilers. You do not have to be leaving a fossil fuel behind to get £7,500.

Replacing a heat pump is a hard stop. Paragraph 3.38: “If the previous heating system includes a heat pump providing space heating, the property will not be eligible for BUS funding.” There is no second grant for upgrading a heat pump.

Self-builds get the standard grant but not the uplift. Paragraph 3.13 of the property owner guidance: “Self-build properties are not eligible for the uplifted grant, however, they may still qualify a grant value of £7,500”.

Biomass carries four extra conditions which this calculator shows rather than asks, because they are checked by your installer: rural property, no connection to the gas grid, not an eligible self-build, and installed as a standalone system providing both space and hot water heating.

What this calculator will not tell you

Scotland and Northern Ireland. Ofgem states plainly that the scheme “is open in England and Wales”. Both nations run their own schemes. We have not verified their figures against a primary source, so we do not print a number for them. A wrong number is worse than no number.

Whether previous funding disqualifies you. Ofgem states the restriction on prior public funding in four separate places and each measures something different — one counts the appliance, one counts the property, one counts the installation. The tick box above uses the widest of the four, which is the safest assumption for you to plan on. It is not the only reading, and we have not pretended Ofgem settles it.

Whether the money will actually arrive. Eligibility on paper is not payment. Your installer must be MCS certified, the system must be sized to meet the property’s full space heating and hot water needs, the application must be properly made, and Ofgem audits after payment as well as before.

Things worth knowing before you get quotes

The grant is an upfront discount. It is paid to your installer and should already be reflected in the quote you are given. You never handle the money.
0% VAT on installation applies from 1 April 2022 to 31 March 2027 on energy-saving materials including heat pumps and biomass boilers.
You have 14 calendar days to confirm consent once Ofgem contacts you, or the application may be rejected.
Your installer has three months from approval to complete the work, or six months for a ground source heat pump.
If two installers apply for your property, you can only consent to one. The others are then rejected.
Get more than one quote. Ofgem recommends it, and the grant is the same whoever installs it.
